As Construction begins to run its course, issues may arise if the construction documents are not followed or there are discrepancies on the job site. These issues must be resolved early in the project for the rest of the project to run smoothly. The interpretation of construction documents is vital for design intent to be implemented. In our role as construction administrator / owner’s representation, we oversee construction and support the owner’s needs directly so that we can ensure delivery of quality, continuity and intent of the design.
Our role as Construction Administrator & Owner’s Representation:
- Interpretation of construction contract documents
- Advise and provide availability of consultation for client
- Review contractor’s requests for payment
- Eliminate or minimize negative impacts on construction costs
- Decrease project risks and resolve construction problems early
- Track progress of work and monitor the construction schedule
- Observe construction for conformity to construction documents
- Ensure quality of materials and workmanship (guard owner against defects)
- Reconcile conflicting interests of owners & builders
- Supplement client’s construction knowledge
- Respond to contractor’s requests for information
- Review shop drawings and product information
- Establish a record-keeping system
- Track changes in construction documents
- Supervise completion and closeout
