ADA & Zoning Code Compliance

Before any proper steps for design strategies can be implemented, all zoning and ADA (American Disabilities Act) requirements must be acknowledged.  Government agencies mandate these requirements to ensure safety of the occupants of the premises in question.  Zoning laws can limit several aspects of a new building or alteration.  There are some instances that ADA codes are not mandated by agencies, yet will be part of the scope of work and must be recorded with the local department of buildings as an alteration.  A client’s decision to update their premises to accommodate those with disabilities will prompt them to acquire architectural services to make sure the work is performed in compliance with codes and regulations.

These are some common areas of code compliance:

  • Research, Analysis, Calculations & Reports
  • Floor Area Zoning Calculations
  • Height & Building Envelope Calculations
  • Use and Occupancy Evaluation
  • Residential, Commercial, Manufacturing & Community Facility Regulations
  • Landmark Preservation Commission Regulations
  • Sidewalk & Roadway Permit Evaluation
  • Zoning Resolutions (Condition-based)
  • Lot Mergers & Sub-Division Research
  • Condominium Filing Evaluation
  • Wheelchair accessibility
  • ADA compliant hardware and plumbing fixtures
  • ADA compliant parking (if applicable)
  • Handicapped ramps and curbs
  • ADA overall design layout
  • ANSI standard code compliance
